Parents, we know that renting an off-campus apartment for your student may be new. We are here to help! Contact our on-site team with any questions or concerns.

  • What is required to move in?

    When you arrive on your move in date, you will need the following: Balance due in check or money order, including first month’s rent and remaining security deposit. Cash and credit/debit cards will not be accepted.

  • What are the rental guidelines?

    • Verified employment and income
    • Satisfactory rent to income ratio (3x the monthly rent)
    • Good prior rental history, landlord references and verifiable timely rental payments
    • No prior evictions and no evidence of a breach of lease agreement
    • Good housekeeping habits
    • Good credit check and credit references
    • Government issued photo identification
    • Satisfactory criminal background check
    • Head of household must be 18 years or older. Everyone over the age of 18 must complete an application, sign the lease, and meet all rental guidelines.

  • What types of housing are available?

    South Meadow offers 1, 2 and 3-bedroom apartments for rent, as well as rent-by-the-room leases in select floorplans. While we do not rent exclusively to students, we are a very student friendly community.

  • Are pets allowed?

    Unfortunately pets are not allowed on our property. We do allow companion and service animals, but prior approval is necessary before any animal can be allowed at the property, so please check with us before completing lease paperwork.

  • Can I rent a single room?

    South Meadow offers a limited number of "Rent-by-the-Room" options. You can rent one bedroom in a three bedroom apartment. Pick your own roommate to live with, or we can assign you one. The perks of this deal are that you are on your own lease, and utilities are included. Please note, we do not allow mixed genders in rent-by-the-room units.

  • How do I secure an apartment/townhome?

    Select your favorite floorplan(s) from our floorplans page. Then, call our office to set up a tour with a leasing consultant, tour the floorplan options, and make your choice. Security deposit (typically equal to 1 month's rent) and a $50 application fee per person are due at the time of lease signing to secure a unit. All applicants must pass a basic criminal background check.

  • What forms am I required to complete?

    An application is required to be submitted for each occupant. Once the application is completed, a leasing consultant will go over the lease paperwork with you. We do not require co-signers or proof of student status at this time.

  • What does the monthly rental rate include?

    Monthly rent includes cable, internet, gas, heat, water, off-street parking, lawn care, snow removal, and trash. We provide all maintenance inside your apartment and outdoors, and offer 24/7 emergency maintenance solutions.

  • What extra do I have to pay for?

    You are required to pay for your electric. This can be set up through the City of Ames (515-239-5120). The lease agreement requires all residents to obtain renters insurance. Renters insurance is important not only to protect your belongings, but most importantly to protect you from liability in case of accidental damage to the property.

  • What forms of payment does your community accept?

    We accept check, money order, or other certified funds. These payments can be given directly to us in the leasing office or left in the rent drop box right outside our office. You may also pay on our website using your credit/debit card or your routing and account number. Our website also allows you to set up automatic monthly payments. We cannot accept credit/debit cards in the office.

  • When is rent due?

    Rent is due on the 1st of every month. A $60 or $75 late fee (depending on the market rate for your unit) is charged at 5pm on the 5th of each month if rent has not been received yet. This is regardless of weekends, holidays, or other events. You are welcome to pay your rent in advance or sign up for automatic payments!
