  • What is the application process?

    A completed application from each prospective resident (over the age of 18) must be turned in as well as the $50 per person non-refundable application fee and a $400 holding fee (check/money order only) to begin the process of reserving your new home. Please remember to use blue or black ink, fill in all blanks, sign and date the application, and provide proof of income showing 1 month of income most recent to the application date. Employers, references and previous landlords will be contacted to verify accuracy of application. Any areas left blank will result in delays in processing. Applications are reviewed on a first-come, first-served basis. Please allow up to three (3) business days. Any refundable move-in fees shall be deposited upon approval of the application and applied to your deposit. If your application is denied, your move-in fee is fully refundable within three (3) business days.

    Upon approval of your application, you will be required to execute a lease agreement and take possession of the apartment within 72 hours. Holding fees are non-refundable if you choose not to go forward with the lease agreement after 72 hours.

  • What is required to move in?

    When you arrive on your move in date, you will need the following:
    - Balance due in form of cashier's check or money order, including first month’s rent and remaining security deposit. Personal check, cash and credit/debit cards will not be accepted.

    You are also responsible for contacting applicable utility companies in order to avoid interruption in service and additional fees.
    -Heat (Unitil)
    -Trash/Sewer/Water (Conservice)
    -Electricity (Central Maine Power)
    -Cable/Phone/Internet (Spectrum)
    -Renter's Insurance - Minimum of $100,000 liability, including water coverage with Corridor Property Management as interested parties.

  • What fees are due at lease start?

    -A one-time utility fee of $12 (transfer of electricity service)
    -Security deposit ($400 up to two month's rent determined by credit check)
    -$150 non-refundable administrative fee
    -$100 non-refundable amenity fee (Coach Lantern & Foxcroft)
    -$125 non-refundable amenity fee (Tamarlane)

    -Storage, $45/month for 3ft x 8 ft or $60/month for 6ft x 8 ft
    -Washer/Dryer, $70/month ($35 per machine)
    -Extra Parking Space, $25/month

  • What are the rental guidelines?

    - Verified employment and income
    - Satisfactory rent to income ratio (3x the monthly rent)
    - Good prior rental history, landlord references and verifiable timely rental payments
    - No prior evictions and no evidence of a breach of lease agreement
    - Good housekeeping habits
    - Good credit check and credit references
    - Government issued photo identification
    - Satisfactory criminal background check
    - Head of household must be 18 years or older. Everyone over the age of 18 must complete an application, sign the lease, and meet all rental guidelines.

  • What is included in the monthly rent?

    Residents are responsible for all utilities.

  • What forms of payment does your community accept?

    We accept check, money order, or certified funds in the office. You may also pay online or setup automatic withdrawal using the resident portal. Fees determined on what type of card you are using are assessed when opting to pay by debit/credit card. ACH transactions made online are free of charge.

  • When I arrive on my move in date, what will I need?

    Your balance will be due in the form of a cashier’s check or money order, including first month’s rent and remaining security deposit. Cash and credit/debit cards will not be accepted.

  • When is rent due?

    Rent is always due on the 1st of the month. Late fees in accordance with your lease agreement are assessed when rent becomes 15 days late, regardless of weekends or holidays.

  • When is the security deposit returned?

    Security deposits are fully refundable, pending no damages or cleaning charges are assessed in the apartment after the occupant has vacated at the end of the lease term. Final account statements and deposit refunds are mailed within 30 days of the end of the lease agreement. If the resident renews their lease, the security deposit will hold over for the extended lease term.

  • What pet fees apply?

    A non-refundable pet privilege fee of $350.00 is due at the time of registering a pet. Monthly pet rent will be charged as outlined below:

    -$40 for cats (2 indoor cats allowed)
    -$50 for one dog
    -$80 for two dogs
