  • WHAT TYPES OF HOUSING ARE AVAILABLE?

    University West offers 1-5 bedroom apartments and townhomes for rent.

  • HOW MANY LOCATIONS DO YOU HAVE?

    University West is made up of 5 different properties all located near each other in West Ames: Fieldstone, Fieldstone Grand, Townhomes, Steinbeck and the Commons surrounding the clubhouse at 1300 and 1400 Coconino.

  • HOW DO I SECURE AN APARTMENT/TOWNHOME?

    Select your favorite floorplans from our floorplans page. Then, call our office to set up a tour with a leasing consultant, tour the floorplan options, then make your choice! Security deposit (typically equal to 1 month's rent) and a $50 application fee per person are due at the time of lease signing to secure the unit.

  • What is included in the Clubhouse access?

    All residents have 24/7 access to our fully equipped fitness center featuring a variety of fitness equipment and free weights, as well as free tanning, free printing and access to computers, private meeting rooms with white boards and TV monitors, free games of Big Buck Hunter, and a lounge area with a TV & fireplace. Our Clubhouse is monitored with 24/7 cameras.

  • CAN I RENT A SINGLE ROOM?

    Yes! University West offers a limited number of "Rent-by-the-Room" options. You can rent 1 bedroom in a 2, 3, or 4-bedroom apartment. Pick your own roommate to live with, or we can match you with one. The perks of this deal are that you are on your own lease, and utilities are included! Please note, we do not allow mixed genders or pets in any rent-by-the-room unit.

  • CAN I GET OUT OF MY LEASE WHENEVER I WANT?

    We do not have a break lease clause in our lease, but do allow subleasing. Residents are responsible for finding a replacement lessee and are fully responsible for the unit until the process is completed and approved by UWest.

  • WHAT DOES THE MONTHLY RENTAL RATE INCLUDE?

    Monthly rent includes cable, internet, fitness, off-street parking, lawn care, snow removal, trash, access to our 2 swimming pools, basketball court, tennis court, and multi-use trails. Our townhomes on Pinon Drive include a garage for free, the apartments on Pinon have a heated underground parking garage, and our other locations have garages that are available for an extra fee.
    Monthly rent is soon to include access to the University West clubhouse with lounging and study areas, a 24/7 fitness center, and leasing office. Other amenities being added to the property include a dog park and two renovated pool expansions with grilling areas and hammock gardens.

  • IS THERE ANYTHING ELSE I HAVE TO PAY FOR, OTHER THAN RENT?

    You are required to pay for your water, electric, and gas. These need to be set up through City of Ames (515) 239-5120 and Alliant Energy (800) 822-4348. We also require all residents to obtain renters insurance.

  • WHAT FORMS AM I REQUIRED TO COMPLETE?

    An application is required to be submitted. Once the application is completed and approved, a leasing consultant will go over the lease paperwork with you.

  • WHAT FORMS OF PAYMENT DOES YOUR COMMUNITY ACCEPT?

    We accept check, money order, and certified funds. You may also pay on our website using your credit/debit card or ACH. We do not accept credit/debit cards or cash in the office.

  • WHEN IS RENT DUE?

    Rent is due on the 1st of every month. A $75 late fee is charged at 5pm on the 5th of each month if rent has not been received yet. This is regardless of weekends, holidays, or other events. You are welcome to pay your rent in advance or sign up for automatic payments!

  • HOW DO I PAY MY RENT?

    There are several ways to pay your rent. Checks and money orders can be brought into the leasing office or placed in the Rent Drop Box located in the entrance to the leasing office building. You may also pay your rent online using our Resident Portal. Detailed instructions on how to make various types of payments are located on the portal for your convenience. Once logged in, click My Community, then Resident Portal Instruction Guide under Resident Forms.

  • WHAT IS THE SURROUNDING COMMUNITY LIKE?

    University West is conveniently located near several Cy-Ride Red Route bus stops and Highway 30 in West Ames. Iowa State University is just 2 miles down the road. We are directly on Ames' network of multi-use trails, making it easy to bike, exercise and walk a dog. The West Ames community also offers a variety of hot spots such as West Towne Pub, Café Milo, Perfect Games, Jimmy Johns, and Tanworld. The Ames Middle School and Iowa State Basketball and Tennis facilities are also located in our neighborhood.

  • ARE PETS ALLOWED?

    All pets are required to be authorized through the leasing office, prior to them being a resident of the property. Pets are not allowed in all units. Dogs are allowed: 1st floor of the Commons (1300 and 1400 Coconino), both floors of Steinbeck, and units with an exterior entrance at the Townhomes. Cats, rabbits and birds are allowed in all units, omitting Fieldstone Grand. A pet deposit of $300 is required before the pet enters the apartment. Monthly pet rent is $50/month for 1 pet and $75/month for 2 pets. There is a 2 pet maximum per apartment.
    Being assigned a pet friendly unit is not guaranteed, as it is subject to availability.

  • HOW DO I SUBMIT A REQUEST TO HAVE SOMETHING FIXED IN MY UNIT?

    You may call or stop in the office to report issues with your unit, or enter the request manually online using our Resident Portal.

  • IS THERE PARKING ON SITE?

    All of our parking lots are free, open parking. Be careful not to park in front of someone's garage, because that is assigned parking. If parking starts to fill up at your UWest building, you are free to park at another UWest building. Any vehicles not parked in a legal parking space are subject to be towed by Central Iowa Towing and Recovery.

  • WHAT LEASE OPTIONS ARE OFFERED?

    All of our leases are 12 month leases. We have several options for a move-in date: July 31st, August 4th and August 11th. All move-outs occur on July 26th. We offer joint leases on 1-5 bedroom units and a "Rent-by-the-Room" option in various floorplans.

  • WHEN IS OUR SECURITY DEPOSIT RETURNED?

    Security deposits are post marked 30 days after your lease end date (July 27, 2017 or July 26th, 2018).
